Red Bull plans regional office in Nashville’s Gulch

Energy-drink maker leases 2,300 square feet at adaptive reuse building

Energy-drink maker Red Bull has leased roughly 2,300 square feet of space at an adaptive reuse building in Nashville’s Gulch for its regional headquarters.

The Austrian company is expected to take up the space at 600 Ninth Ave. S. this fall, said SVN, a managing director with commercial real estate advisory firm SVN | Nashville.

Snipes and his colleague SVN are among investors behind plans to transform the warehouse-style Gulch building into office/retail space.

With Red Bull’s signing, the 15,000-square foot building is now 85 percent leased with Rudy’s Jazz Room and Scout’s Barbershop among other tenants. A 2,885-square foot space remains available for a retail or restaurant/bar user.

Snipes said Red Bull’s new Nashville office is expected to house the company’s regional executives, including one already on the ground here. Red Bull’s recent job listings in Nashville included a non-traditional manager and a part-time logistics team member.

Locally, Nashville-based BDT Beverage is the exclusive distributor for Red Bull in Tennessee.

Construction should start next month to get the building, which Snipes, Creed and others bought for $3 million two months ago, ready for occupancy by the new tenants.

Meanwhile, the investors are already preparing for their next adaptive reuse project to be known as the Oak Barrel building. They have a contract to buy the 50,000-square foot warehouse building at 2935 Sidco Drive in South Nashville.

Plans call for transforming that warehouse into 40,000 square feet of office/retail space for lease to retail or office users. The reduced size will allow for a covered parking area.
